On the corner of Webster and Front Ave, on the fringe of downtown, is a 105-year-old brick building that has housed a variety of small companies over the years. Designers, photographers, videographers, writers, musicians, engineers, sporting good distributors, consultants, mitten makers, screen printers and even candlemakers have made this their home.
The building is located conveniently close to US-131 and I-196 on and off ramps. It is also close to downtown Grand Rapids.
Currently, there is a 1,300 square feet warehouse-type space available that would be perfect for small manufacturing or product distribution. It includes two parking lot spaces and use of the common kitchen and meeting room.
There is also 2nd-floor office space available, 350 square feet that includes one parking space and use of the common kitchen and meeting room.
To learn more about the available spaces, please contact Duke Gray at BluHouse Properties at duke@thinkbluhouse.com.

With a dynamic young president and a focus on innovation, West Michigan Compounding is a company to watch! With a business plan to grow operations, they needed to expand their offices. Wolverine Building Group reached out to r.o.i. Design for interior design services for this office expansion, which more than doubled the office space, added break-out space and new restrooms.
Ashley Everin, Vice President of West Michigan Compounding, wanted the new office to have a clean, loft look with open ceilings, concrete floors, glass office walls, a touch of reclaimed wood, and new office systems.
In addition to interior finishes, r.o.i. Design assisted them in finding an office furniture supplier who could provide “the look” they wanted. West Michigan Office Interiors was one of four groups we reached out to, and West Michigan Compounding chose to work with them to create a great open office.

Dr. Nick Ritzema and his team have a vision for a more holistic practice where their dental patients’ complete health is considered. That meant they needed a space that included training space as well as enough room for growth. With the help of First Companies, they identified a building to purchase and renovate. First Companies called on r.o.i Design to help with creating a loft-like space that paid homage to the Grand Rapids history as the “Furniture City”.
Like the old furniture manufacturing buildings in Grand Rapids, the interiors have wood columns and beams, exposed brick, interior glazing, and vinyl flooring that resembles concrete floors. The space is warm, inviting, and offers a fresh take on an industrial loft. Some fun elements are the modular carpet tiles with metallic backings, hand stained cement blocks in the staff break area island face, herringbone wood planks in the exam rooms, and black conduit on the ceilings to connect the lighting.
r.o.i. Design provided lobby furniture that supported the industrial loft feel and worked with Kentwood Office Furniture, who provided the office furniture.
Tiny but mighty, r.o.i. Design is exploring the idea of adding staff. We would welcome a professional who is comfortable developing leads and customer relationships, as well as performing hands-on design. Ideally, this person is an interior designer but could be an architect or a graphic designer. They need to be entrepreneurial and experienced in designing to a budget.
The candidate would be a good fit if they value collaboration, hard work, commitment, innovation, and honesty, and aren’t afraid to unload a truck of furniture alongside the rest of us.
Our key customer is the “design-build contractor or developer”. We help them design the facilities they build for their tenants and end users. We also work with business owners directly in creating non-traditional office environments, retail spaces, multi-family public spaces and residences, and medical and dental offices. We have been known to design some great building facades as well.
Our office is on the fringe of downtown and is an eclectic mix of casual styles that matches who we are as a group.
When it comes to all that r.o.i. Design does to make a project a success, the “stuff” is often overlooked. But, in order for a job to be done, many things need to be delivered and installed, such as furniture, window coverings, and decor.
Here is a visual of what r.o.i. Design has procured, delivered, and installed within the last six months:
