Beacon Hill at Eastgate – Break Room

Grand Rapids, MI 49506

Beacon Hill at Eastgate focuses on creating a culture that supports its hard-working team. To that end, they are investing in creating new break rooms that offer comfort and restful aesthetics.

The first breakroom was converted from an older, unused breakroom being used as a storage space. Since it had an existing kitchenette, the rough plumbing was already in place. The room needed new finishes, new lighting, and a new layout.

This break room features restaurant-style tables, booth seating, and lounge soft seating, procured by r.o.i. Design. Light levels vary from very bright to soft lighting to accommodate a variety of uses. New flooring such as luxury vinyl planks in the eating area and carpet in the lounge area were installed. The room got all-new paint, graphic wallpaper, cabinets, and appliances, creating a non-traditional break room.

Royal View Assisted Living is located just East of Canadian Lakes. This is an intimate property with a caring staff and sensitive amenities. The property had many features and finishes that remained. The remodel was focused on relocating medical equipment, improving staff spaces, and refreshing the residents’ dining room, beauty salon, and common areas.

For r.o.i. Design this meant furniture plans, lighting plans, finish, and furniture selections, as well as selecting wall art and décor. We also provided light construction and carpentry services supporting the owner’s facility staff.

Paying attention to our mantra: Budget, Brand, and Beauty, we designed with budget in mind, kept the beachfront theme of the property and the outcome was beautiful.

For this project, we created an interior standard for the 29 apartments through the selection of luxury vinyl tile for the kitchen, living room, bathroom, and bedrooms, paint throughout the apartment, and millwork/countertops for the kitchen and bathrooms. Selections were also made for common stairwells and the community room. We were also asked to help with the furniture selection process and aid with furniture finish selections for the units to make sure everything worked well together.

Shoreside Condos at The Homestead Resort

Glen Arbor, MI

We worked with James Kuras of The Homestead Resort to develop the finishes for Phase 2 of Shoreside, an 8th share, four condominium project on their Lake Michigan beach. While the footprint and layout of the project were identical to Phase 1, The Homestead decided to make some changes to the interior finishes and furnishings.

The interior reflects The Homestead’s lakefront, cottage, and beachside design tradition. Most of the main floor has white shiplap siding grounded by warm wood floors and accented with blue kitchen cabinetry. Lighting, hardware, and plumbing combined brass and black, which feels very authentic in the space. Bathrooms are simple but elegant in a beach sort of way.

Returning customer Denis Johnson, of Johnson Newhof  & Associates, reached out to r.o.i. Design for support with the final phase of design of their multifamily project, Darley Village, a full-service senior living community in Muskegon, adjacent to Chestnut Hills Retirement Community.

Denis was looking for a fresh eye on finishes and assistance procuring common area furnishings.

The call came in March 2020, at the beginning of the COVID pandemic, so we carefully engaged to review finishes and furniture. We ended up with a neutral palette that is warm and respectful of being close to Lake Michigan. We spiced it up with flooring options that create more of a high-end hospitality look without the cost.
