r.o.i. Design’s Remodeled Offices

r.o.i. Design moved to Front Ave NW twenty years ago into a building that needed a lot of repairs, but it had a lot of historical charm and a great location on the fringe of downtown. Over the years, we were continually surprised at how much our visitors liked our space, and while we saw the worn carpet and furniture, they loved the charm. So, keeping the charm, this year we started a refresh. 

Our goals included overall cleaning, repairs, updating finishes, responding to COVID space planning, improving lighting, technology, and air quality. So now our seven-person firm has 3,500 square feet of office space (some just for meetings), 3,500 square feet of warehouse space for furnishings and a small workshop, and 2,000 square feet of library space for samples and materials.  

The remodel/refresh started with a design plan in 2019. That plan included replacing flooring, some new wall paints and wall coverings, additional lighting, and some new furnishings. Plus, the building needed lots and lots of cleaning. Like many plans in 2019, COVID asked us to slow down, so we moved some projects forward in 2019 and 2020, but in April 2021, we decided it was time to “get it done”.  

We moved out of our offices for 10 business days and organized the remodeling trades during those two weeks. We realized that it takes a lot of people, patience, and planning to make it a success, and because of the expert help and focus of a lot of people, we didn’t miss a day’s work! 

We would like to recognize our interior designers Megan Hoekzema and Marianne Martz for their selections, carpet layouts, and furniture layouts. 

We thank our procurement manager Ronda Geyer, for the constant reminders before the remodel to purge, organize, and get ready.  

And we couldn’t have done this without Rachel Barszcz our studio manager who kept us on task. 

And in alphabetical order, a SPECIAL THANK YOU to: 

  • Action Plumbing for replacing the 20-year-old toilet. Just in time so we could get new flooring in the common space restroom. 
  • Don Hampshire for rebuilding our steps to the garage, so they could be carpeted. 
  • Excel Electric for upgrades in 2020 and timely responses to our power needs at the last minute in 2021. 
  • Floorcovering Engineers LLC, John Quillan and team, for the expert installation of a complicated floor pattern in record time! 
  • For the great support of our carpet reps, Ryan Morton from Patcraft, and Patrick Coulsen from Shaw. The carpets look amazing and it is a showroom of different applications and styles. 
  • Huyser Asphalt for surfacing the parking lot. (Thanks for prioritizing us in a crazy COVID year!) 
  • i3 Business Solutions, for moving our computers (twice!), lending us cable, keeping us all “online”, and overall moral support. And thanks too for upgrading our phone systems at the same time, retiring our dated desk phones and introducing us to VOIP. 
  • Northwest Kent Mechanical for the updating of our four systems with air filtration and ion cleansing systems that protect us against so much stuff. 
  • Office Furniture Details LLC, Joe and Team, who moved our furniture at least twice, installed new furniture systems and retired a lot more. 
  • West Michigan Office Interiors, Jenna Henderson for fine-tuning our layouts, and Dean Clement for helping us keep on budget and on time. 

Like all projects, ours is not quite done, and the budget is under review.

r.o.i. Design makes most of its revenue from selling time through managed agreements. Did you know we also sell custom furnishings for waiting areas, lobbies, breakrooms, and more? We do this competitively by utilizing a group of manufacturers who offer us wholesale pricing.

Most of our vendors allow us to create custom furniture for our clients. They offer standard frames and styles, and we select the fabrics and finishes to suit your space.

We are pleased to work with several American and Michigan-based manufacturers.

Forest Glen Apartments

Forest Glen Apartments

This four-year project in Chantilly, Virginia was a partnership with Hooker DeJong Architects and Engineers and Eagle Point Companies. Forest Glen was completed in the spring of 2021. Six years ago, we had designed this property as a remodel, but a fire destroyed the original building, and the project needed to be rebuilt. 

Keeping with much of the original concept, r.o.i. Design was able to enhance many aspects of the communal areas to include more wood, stone, and some decorative acrylic panels. Wallcovering in the corridor, while helping with maintenance, also helps create a more resort-like feel. In general, the new building offers many amenities to tenants that the original building could not. 

Eagle Point engaged us to also provide public area furnishings. We selected furniture, customized finishes, purchased the products, and then managed delivery and installation. We also provided custom artwork that was reflective of the area. Located close to Washington D.C. and many historical sites in Virginia, we used images of historic buildings, national landmarks, and regional nature to help give Forest Glen its sense of place.

Shoreside at The Homestead Resort

Shoreside at The Homestead Resort

The Homestead Resort in Glen Arbor, Michigan has been a client of r.o.i. Design for many years, and we are always pleased to be able to work with that team on their development projects.

Before and through COVID, we worked with James Kuras of The Homestead to develop the finishes for Phase 2 of Shoreside, an 8th share, four condominium project on their Lake Michigan beach. While the footprint and layout of the project were identical to Phase 1, The Homestead decided to make some changes to the interior finishes and furnishings.

There is no escaping the lake view at every window, so the interior reflects The Homestead’s tradition of lakefront, cottage, beachside design. Most of the main floor has white shiplap siding grounded by warm wood floors and accented with blue kitchen cabinetry. Lighting, hardware, and plumbing used a combination of brass and black, which feels very authentic in the space. Bathrooms are simple but elegant in a beach sort of way.

We also were engaged to shop for furnishings, and with the help of Pottery Barn Contract and a few of our own proprietary upholstery companies, put together a package that fits their budget. This project was sold out and condo owners wanted to spend summer 2021 at the lake, so the challenges of COVID in building and procurement were “just in time” to get families into their vacation homes for the summer.

The Homestead selected regional art and décor for the place that added that “Michigan touch.” The outcome is spectacular, and the effort was the same. Congratulations to James Kuras and The Homestead Resort.

USG’s Otsego Paper Company

USG’s Otsego Paper Company

Wolverine Building Group invited r.o.i. Design to join them in creating a new space for USG’s Otsego Paper Company. Marianne Martz led the project, making her mark by incorporating on-brand color details in the breakroom tile, paint, and furnishings. This industrial space included a custom epoxy floor to match the company’s brand color. Hexagonal acoustical tiles offered functionality and a textural element to their space.

r.o.i. Design provided furniture in the breakroom and waiting area to fit the overall scheme. We also provided planning for office furniture and facilitated procurement through our connection with West Michigan Office Interiors.

Returning customer Denis Johnson, of Johnson Newhof & Associates, reached out to r.o.i. Design for support with the final phase of design of their multifamily project, Darley Village, a full-service senior living community in Muskegon, adjacent to Chestnut Hills Retirement Community.  

Denis was looking for a fresh eye on finishes and assistance procuring common area furnishings.  

The call came in March 2020, at the beginning of the COVID pandemic, so we carefully engaged to review finishes and furniture. We ended up with a neutral palette that is warm and respectful of being close to Lake Michigan. We spiced it up with flooring options that create more of a high-end hospitality look without the cost.
